Retrospective Building Warrant

A retrospective building warrant is a separate application where work has been carried out without the required concents.

Generally when someone is selling their house it is then they find out that their loft conversion for example does not have the required approvals and they have to initiate procedures to obtain the appropriate paperwork.

There are a few options available :-

   1. If the work was carried out pre 2003 then you can contact the council and get them to inspect the works to see if it meets with the Scottish Building regulations. However, the building control officer may find from the inspection that additional work will have to be carried out.

   2. The second option is from 2003 onwards whereby a formal application complete with associated drawings and application fee must be submitted for approval.

Both options can delay considerably the sale of your dwelling or property

If planning permission was required then a formal application would also have to be submitted
